Are you financially ready for a house?

For fresh grads especially, after having job, the next one you can think of is savings for a house. Kawen pon ade but kalu aku, aku nk ade umah dulu before kawen. Hehehe. Beli umah ni jgn rushing sbb it cost you 30 years of your life. So carik yg betul2 ok? Camne nk taw korang da financially ready utk beli umah ke x?
1. First thing, make sure duit savings korang cukup utk bayar lawyer and other legal fees for ur side dan juga lawyer developer/house owner, booking and also 10% deposit for the house. Booking payment, depends on developer mahupon house owner. Ade yg ask 1k to get sales & purchase agreement. S&P penting utk bukti time korang nk apply the rest 90% of housing loan.So kalu umah tu RM 150,000, korang kena ade at least 15k dlm savings. Cmpur legal fees gedebuk gedebak, probably kena ade by 25k max. 

2. Da cukup savings korang? Before korang decide nk book better try home loan calculator dulu. At least korang get the idea korang kena bayar per month bape. Current interest kalu xsilap aku is 4.73%. Aku check from Maybank, xtaw skang whether da berubah ke x. So kalu umah tu RM 150,000, installment kena bayar per month is about 700.

3. Da dpt umah da? Aku amek contoh umah 150k ok? So per month is about 700 hengget tapi itu tak termasuk maintenance fee kalu sape yg dok apartment/condo. Maintenance fee xseragam antara apartment, it depends ape facilities yg ade. Kalu ade gym, pool, community hall, playground, lift, mmg mahal la maintenance fee. Ade ley cecah 350 sebulan. Bagi aku facilities cm 24-hour security, covered parking and dekat dgn LRT pon da cukup bagi aku. Tak perlu nk add pool. Watpe nk bayar for something yg ko jarang pakai kan?
4. Savings utk umah da cukup, tapi what about savings for furniture? Xkn korang nak dok umah yg kosong kan? Kalu yg da kawen, probably combination gaji suami isteri boley la nk beli furniture asas. Bagi yg single, especially yg previously dok umah bujang, agak sesak la kalu xde savings utk furniture. Xkn nk beli water heater and masak megi cari dak universiti tiap2 ari. Hehehe. Watpe ade umah sndri kalu korang xbg tetamu dtg sbb umah kosong cm umah baru kan? Xde plasma tv pon, basic tv pon cukup la..=)
5. Selalu nye jarang korang akn dapat umah yg convenience yg nak ke tempat keje. Sama ada lagi jauh, atau require korang amek more public transportation. Cost itu pon perlu diamek kira. Jgn becoz of rumah tu murah, korang terus beli. Kena pikir, mesti ade reason nape umah die murah. For example, check out Garden Park Condo. Condo for RM110k? Mmg murah. Susah nk dpt dat price for condo in Selangor/KL especially.
But nape die murah? Sbb it is located kat Sg.Long, Kajang. Which kalu sape keje kat Kajang mmg convenience la kot. Kalu cm aku yg keje betol2 centre KL mmg masak la. Kalu skang kol 6 pagi da bgn, kalu aku dok umah ni, xtaw kol brape nk bgn g keje. Korang kena consider gak, cost of living kat kawasan tu. Cost you more to go to work ke x? Kang xpasal add more burden to ur financial, mmg say goodbye to kahwin la for a while. Heheheh.


Pendapat aku pasal Skim Rumah Pertamaku (SRP), not advisable to take, unless korang da xde pilihan. Sebab ape?  Let me take 150k house for an example. Korang bayar 10% pon, kena bayar bulan 700 for 30 years. Kalu korang amek umah dgn 100% loan dlm SRP, add another 72hengget. Mmg xbnyak beze, sounds ciput je kan. Tapi cube korang kira balik, katakan:
Installment rumah: RM 772
Maintenance fee: RM 150
Total per month: RM 922
It cost you almost 1k per month. And SRP plak hanya untuk org yg gaji bawah 3k. Kalu korang pakai kete, calculate la bape kena bayar per month. Tidak dikira your bills, saving utk kawen, duit utk parents, and other obligation korang yg laen. So bagi aku, better korang bayar down payment tinggi. Kurang la sket nk bayar bulan2 tu. Takpe la lambat sket nk dpt umah, asalkn xsesak nk bayar bulan2.
